What does your credit score tell lenders about you?
Credit score ranges help lenders determine the risk of lending to a borrower. Credit scores are based on factors such as payment history, overall debt levels, and the number of credit accounts. You credit score can be a deciding factor on whether you are approved for a loan and at what interest rate.
Lenders use these reports to help them decide if they will loan you money, what interest rates they will offer you. Lenders also use your credit report to determine whether you continue to meet the terms of an existing credit account.
Credit scores range from approximately 300 to 850. The lower the credit score the riskier it is for a lender to loan money, and it's less likely the lender will grant the loan. If a loan is approved on a lower credit score, the loan will cost more overall.
Companies use credit scores to make decisions on whether to offer you a mortgage, credit card, auto loan, and other credit products, as well as for tenant screening and insurance. They are also used to determine the interest rate and credit limit you receive.
A credit score is based on your credit history, which includes information like the number accounts, total levels of debt, repayment history, and other factors. Lenders use credit scores to evaluate your credit worthiness, or the likelihood that you will repay loans in a timely manner.
The typical timeframe is the last six years. Your credit history is one of the many factors that can affect your ability to get approved for a mortgage and a lender can pull up one of your credit reports to see financial information about you, within minutes.
As such, lenders will typically run a hard credit inquiry on one or more of your credit reports to view your full credit history. In particular, they'll watch out for missed payments, collection accounts, foreclosure, repossession, bankruptcy and other items that could indicate that you're a financial risk.
It's recommended you have a credit score of 620 or higher when you apply for a conventional loan. If your score is below 620, lenders either won't be able to approve your loan or may be required to offer you a higher interest rate, which can result in higher monthly mortgage payments.
Your credit history also helps them determine what interest rate to charge you. If lenders see that you always pay your bills on time and never take on more debt than you can pay back, they'll generally feel more confident doing business with you.
For a score with a range between 300 and 850, a credit score of 700 or above is generally considered good. A score of 800 or above on the same range is considered to be excellent. Most consumers have credit scores that fall between 600 and 750. In 2022, the average FICO® Score☉ in the U.S. reached 714.
What FICO do mortgage lenders use?
The most commonly used FICO Score in the mortgage-lending industry is the FICO Score 5. According to FICO, the majority of lenders pull credit histories from all three major credit reporting agencies as they evaluate mortgage applications. Mortgage lenders may also use FICO Score 2 or FICO Score 4 in their decisions.
The required credit score to buy a $300K house typically ranges from 580 to 720 or higher, depending on the type of mortgage. For an FHA loan, a popular choice among first-time homebuyers for its lower down payment requirement, the minimum credit score is usually around 580.
For jumbo loans, which exceed the conforming loan limits in the real estate market, a higher credit score is usually necessary due to the larger loan amounts, impacting the credit score to buy a house in such scenarios. Lenders typically seek a FICO score of 700–720, though some may consider scores as low as 680.
If you are building your credit from scratch, then two years of the right credit behaviors and credit history should be enough to help you qualify for a home loan.
Most negative information generally stays on credit reports for 7 years. Bankruptcy stays on your Equifax credit report for 7 to 10 years, depending on the bankruptcy type. Closed accounts paid as agreed stay on your Equifax credit report for up to 10 years.
In addition to reviewing credit histories and assessing the ability to make a down payment, banks and lenders often review their applicants' employment histories. Lenders want to ensure that borrowers can afford to make regular mortgage payments.
In the majority of states, employers can deny you employment if you have bad credit. Some states and cities have passed laws that prohibit the practice, though there are some exceptions, such as for jobs in the financial sector.
There is no minimum credit score, which means you may be able to qualify with OneMain even if other lenders won't consider your application. And unlike payday loans, its APR is capped at 36 percent. While that does mean high monthly payments, it is a less predatory rate than other lenders that work with bad credit.
Conventional loan | Credit score: 620
To qualify for a conventional loan, you'll need a credit score of at least 620, though some lenders may choose to approve conventional mortgage applications only for borrowers with credit scores of 680 and up.
Generally speaking, you'll likely need a score of at least 620 — what's classified as a “fair” rating — to qualify with most lenders. With a Federal Housing Administration (FHA) loan, though, you might be able to get approved with a score as low as 500.
What credit score do you need to get a $30000 loan?
APR range | Minimum credit score requirement | |
---|---|---|
Best Egg | 8.99%-35.99% | 600 |
LightStream | 7.49% to 25.49%* with Autopay | 695 |
Upgrade | 8.49%-35.97% | 600 |
SoFi | 8.99%-29.99% | 680 |
FICO Scores help lenders quickly, consistently and objectively evaluate potential borrowers' credit risk. So when you apply for credit or a loan, there's a very good chance your lender will use your FICO Scores to help them decide whether to approve you, and what terms and rates you qualify for.
A person or business is considered to have bad credit if they have a history of not paying their bills on time or they owe too much money. Bad credit for individuals is often reflected in a low credit score, typically under 580 on a scale of 300 to 850.
While older models of credit scores used to go as high as 900, you can no longer achieve a 900 credit score. The highest score you can receive today is 850. Anything above 800 is considered an excellent credit score.
